Are pets allowed and if so is there additional security required?

Each owner has established rules regarding pets. Many will permit small animals with a $300 pet security deposit?

Can I rent on a month to month basis?

We require a one year lease.

How much is the security deposit?

With acceptable credit, the security deposit is equal to one month's rent.

Are any utilities included?

Utilities are not included in the rent. You will need to transfer them in your name at the time of move-in.

Who takes care of the landscaping?

Most of the owners include a weekly gardener. They pay for that service.

Can we paint the color of the rooms after we move-in?

It is up to each individual owner, but usually it is permitted as long as you return it to the original color at move out. Otherwise, you will be charged to restore it to the original color. Please check with us prior to making any changes.

When is the rent due?

The rent is due the 1st of every month and is considered delinquent after the 4th.

What do I do if there is something not functioning properly in the house?

You call PHM and we will have the appropriate vendor call you to set up a time to fix the problem. Once you schedule an appointment it is very important that you cancel with the vendor if you are unable to keep the appointment. Many vendors charge a service charge for a No Show for which you will be responsible for.

How much does it cost to move in?

There is a non-refundable $30 application fee per person and a $100 deposit to put a hold on the property. At the time of lease signing, the first month's rent and the security deposit less the $100 hold fee are due.

Can we put a satellite dish on the house?

You will need to receive permission from the owner prior to any modification. Many owners will permit a professional installation.
